Three bedrooms, two bathrooms, a half bath, a living room with lots of windows, and a large kitchen are just a few of the amazing amenities! Located in close proximity to the Big Store, restaurants, and attractions, you'll have everything you need within reach. INDOOR LIVING Sleeps (12), (4) flat-screen Roku Smart TVs, (2) King Beds, (2) Queen/Queen bunkbeds total 4 beds The fully equipped kitchen features stainless steel appliances, ample counter space, and all the utensils you need to prepare delicious meals. Whether you're whipping up a quick breakfast or serving a grilled steak dinner, the dining area (inside / outside) offers plenty of seating for everyone to come together and enjoy memorable meals. The master and guest bedroom both offer king-size beds. The master bedroom has a private en-suite bathroom with a shower. The third bedroom features two built-in queen/queen bunk beds. Guest bedroom and bunkroom share a full bathroom shower/tub. OUTDOOR LIVING The wrap-around deck w/deck chairs has a panoramic view of the gulf and the neighbor's pond which attracts a variety of birds. From the kitchen walk out to deck and sit under the pergola to enjoy dining for six and watch the birds enjoying the pond. Or enjoy the view from the front deck where there are 8 high-back chairs and a table for 4. Here you will enjoy the view of the gulf and listen to the crashing waves. Downstairs enjoy the Tiki Bar with outdoor seating, decorative lighting, a picnic table, corn hole, washer board game, and a charcoal grill. Outdoor Shower with hot/cold water. After a long day at the beach, rinse off the sand in the shower before going inside to enjoy the rest of your evening. LINENS, LAUNDRY, EXTRAS You are provided: One set of towels per guest, linens and sheets, makeup cloths, kitchen towels, and beach towels to borrow. Starter supplies of coffee, k-cup coffee pods, ground coffee, coffee filters, sugar, artificial sweetener, non-dairy creamer, trash bags, paper towels, dishwasher soap, dish soap, hand soap, toilet paper, laundry detergent and cleaning supplies. Free Starlink WiFi PARKING: Maximum (5) vehicles can park in driveway. No RV's and no parking on the grass. MINIMUM RENTING AGE: 25 years of age NO Smoking/Vaping on the property NO Events or parties NO pets

- Absolutely NO SMOKING inside/outside - No parties or events - Do not engage in any illegal activities on the property - Do not leave food out. Food will attract unwanted pests. - Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes! - Keep noise to a minimum during nighttime hours - Maximum occupancy is 12 people. Any additional people must be pre-approved prior to final reservation. Only registered guests (guests that are on the reservation) are allowed at the house. Any visitors must be disclosed and approved by me. - No Food, Candy or Drinks in Bedrooms. - Please do not move any furniture, indoor or outdoor, during your stay. This includes chairs, picnic tables and any and all furniture in the house. - BBQ Grill downstairs on the patio area only. Grilling on the deck is prohibited and against Galveston County ordinance. - BBQ Grill is provided. You provide the charcoal and you must clean it after use including emptying the cold ashes in a trash bag. Failure to clean the bbq grill is a $50 fine. - Please rinse sand off in the outdoor shower under the house or on any of the available water hoses. Leave sand outside and your sandy shoes on the deck by the front door. - Do not flush feminine hygiene products, or anything other than what is expected to be flushed down the toilet, it will damage the septic system. - Do not pour grease down the drains. - If you violate the septic system policy you will be subject to a fine and pay for any damages to the septic system. - Park only on the driveway. DO NOT PARK UNDER THE HOUSE. Be very careful that you do not hit the pilings with your vehicle. - If something is accidentally broken, let me know ASAP. We understand that accidents occur and things can be broken. If this happens, please contact us so we can replace or repair damaged items. However, if damage occurs due to malicious or careless behavior, responsibility for replacement or repairs may be at renters’ expense. - Please lock doors and windows upon departure. - If guests are asked to leave due to irresponsible and bad behavior, no refund will be given for lost days. - Please keep in mind that this is our home and we ask that you respect it as we would respect yours. - There will no refunds for weather, except mandatory evacuations. In the event of mandatory evacuation, the prorate share of the rental charge will be refunded. - There will be no refund or rebates given due to the malfunctioning or breakdown of appliances, air conditioning, or any other property equipment or services. When notified of an appliance issue, we will respond and work to rectify the issue as quickly as possible. - We are not responsible for any accidents, injuries or illnesses that occur while on the premises, nor are the owners responsible for loss or damage of personal property of renters. - By accepting this reservation, it is agreed that all renters are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. Homeowner is not responsible for any accidents, injuries, or illness that may occur while on the premises or its facilities. - The beaches at Crystal Beach have no lifeguards on duty. Swimming is at visitor’s own risk.

Please remember that you are staying in our home, not a hotel. Please treat the space with respect. There is no one on site 24/7. If any problems arise, we will do our best to take action as soon as possible. There is no lift or elevator. Must be able to climb stairs. Please ensure you and guests read and fully understand the house rules at the beginning of your stay. Read house rules before booking: - Maximum occupancy is 12 people. - No smoking / vaping on the property. - Do not engage in any illegal activities on the property. - No Pets - Grill downstairs only. - Grilling on the deck is prohibited and against Galveston County ordinance. - Upon returning from the beach, please use the outdoor shower and rinse off the sand. - Leave your sandy shoes on the deck by the front door. - Sensitive Septic System! Please flush only toilet paper and no sanitary products, tissues, wipes, hair, cotton balls, etc. - Please be kind to the drain. Non-solidifying liquids only. Kindly discard everything into the trash. - Maximum five cars in driveway. - No parking on the grass. - Park on the driveway only. Be careful you do not hit the pilings with your vehicle. - Do not leave food out that will attract unwanted pests. - Accidents happen. Let us know ASAP if something is accidentally broken. We will look into the issue internally to decide if and how much the deduction of repair cost will be. - We are not responsible for any accidents, injuries or illnesses that occur while on the premises, nor are the owners responsible for loss or damage of personal property of renters. - By accepting this reservation, it is agreed that all renters are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. - The beaches at Crystal Beach have no lifeguards on duty. Swimming is at visitor's own risk. With the ever-changing weather conditions on the Gulf Coast, we highly recommend guest's consider purchasing travelers insurance in the event a cancellation is needed outside of the noted cancellation policy to avoid lost funds / penalties.
